Job Responsibilities

  • To comply and achieve total customer satisfaction in handover procedure for all properties.
  • Attend to complaints and ensure that follow-up actions are taken to address the complaints within the time frame.
  • Attend to customer joint inspection during vacant possession (VP) and to update customers on status of rectification work.
  • Supervise, monitor and follow-up with the contractors and consultants on the defect rectification works on site and ensure the quality of rectification works is carried out.
  • Ensure customer satisfaction on completed products after handover of the property to the purchaser by deliver high quality of customer services.
  • Update and maintain good recoding and tracking system to ensure complaints are closed within stipulated time frame.
  • Analyse complaint data and update relevant parties regarding the quality of performance. 
  • To prepare QA/QC inspection report and defect rectification report.
  • Schedule and carry out pre-delivery inspection of new phase projects to ensure compliance of quality before handing over.
  • Assist in preparation of the hand book, file and documents for new phases development.
  • Handling the handing over the keys, documents and deferred items to the purchasers.
  • Handling the upkeep of the unsold units, show houses and mock up units operation and maintenance works.
  • Handling billing and collection of maintenance fee, refund of deposit and etc.
  • Handling the gated community and stratified management including security guard service, landscaping, barrier gate system etc.
  • Assist in customer service programmes, such as focus group survey, community activities and residents meeting.
  • Handling the general repair and maintenance of the Corporate Office/Gated Community.
  • Undertake any other duties directed by the Immediate Superior and Management.

Qualification and Requirement

  • Diploma/Degree in Building, Property Management, Construction Management or Civil Engineering and Built Environment related degree.
  • Minimum 2 years of site experience in related construction work and 1 year experience in handling customer feedback.
  • Well versed in construction techniques and issues, and experience in handling customer feedbacks.
  • Experience in handling customers angers and frustration and able to co-ordinate assignment involving many parties.
  • Customer oriented and strong relationship building abilities.
  • Prior experience in property development industry related to product inspection and knowledge in product quality is an added advantage.
  • Able to work as team.
  • Able to work on weekend.

Job Summary

Providing legal support to the Senior Manager, Legal and Compliance in the performance of legal duties.
Assist the Senior Manager, Legal and Compliance, with the compliance programs, conducting risk assessments and ensuring that the Company practices and complies with all regulatory requirements and industry standards.

Job Responsibilities

Legal

  • Assist in drafting and reviewing contracts/agreements involving the Company.
  • Assist to collaborate with various departments to provide legal advice and support on business initiatives and projects.
  • Assist to prepare reports and presentations for senior management on legal issues and developments.

  • Maintain and organize legal files and records, ensuring accuracy and confidentiality.

  • Assist to monitor and audit the organization’s activities to ensure compliance with laws, regulations, and internal policies.
  • Assist to prepare reports for senior management and regulatory bodies as required.
  • Provide legal support to the Senior Manager, Legal & Compliance including, preparing legal documents and advising on corporate governance matters.

Compliance

  • Assist with the implementation and to maintain the Company’s compliance programs to ensure adherence to legal and regulatory requirements.
  • Assist to conduct regular risk assessments to identify potential areas of compliance vulnerability and risk.
  • Assist with the development and implement of ongoing training programs for employees to promote compliance awareness.
  • Assist employees to understand the Company’s compliance programs and their role in maintaining compliance.
  • Assist with monitoring and auditing the Company’s activities to ensure compliance with laws, regulations, and internal policies.
  • Assist with the preparation of reports for senior management and regulatory bodies, as and when required.
  • Assist to oversee internal investigations into compliance issues and recommend appropriate actions.
  • Assist with maintaining accurate and up-to-date records of compliance activities.
  • Assist to provide administrative and legal support to the Senior Manager, Legal & Compliance including drafting resolutions, preparing legal documents and letters, and advising on corporate governance matters.

Qualification and Requirement

  • Bachelor’s Degree in Law or a related field.
  • Minimum 3-5 years of experience in legal and/or legal compliance or related role, with strong understanding of corporate governance and compliance.
  • Familiar with the requirements of the Companies Act 2016, Malaysian Anti-Corruption Commission Act 2009, Personal Data Protection Act 2010 including the amendments and the related acts and regulations.
  • Excellent organizational and multitasking abilities.
  • Excellent analytical skills and the ability to interpret regulations.
  • Strong communication and interpersonal skills to work effectively with different departments and external stakeholders.
  • Proficiency in conducting training and awareness programs.
  • Strong ethical judgment and integrity.
